Two generations of houses in one ZIP
St. Johns (32259) mixes two very different housing eras. Fruit Cove and the older sections of Julington Creek Plantation and Saint Johns Golf & Country Club were mostly built from the 1990s into the 2000s: original 12-inch ceramic tile in the kitchen and baths, carpet everywhere else, and sometimes a worn laminate that someone added later. RiverTown, Durbin Crossing, Aberdeen and Beachwalk are newer, with builder carpet in the bedrooms and a hard floor in the living areas. The measure looks for different things in each.
Older Fruit Cove and Julington Creek homes: the tile question
In a house with original tile, the first decision is whether it comes out. Tile removal starts at $2.00/sq ft and adds the $400 dumpster when we haul it. Where the tile is sound, firmly bonded and flat, LVP can often float over it instead, which saves the demolition and the dust. Hollow or cracked tiles rule that out, so we tap and check flatness at the measure and give you both options on paper when both are possible.
Newer RiverTown, Durbin and Beachwalk homes: carpet to plank
In the newer subdivisions the job is usually carpet to LVP: the bedrooms at the square-foot price, carpet and pad removal at $0.50/sq ft and stairs priced per step. These are slab-on-grade homes downstairs, and a new slab can still have low spots near doorways; any leveling is listed on the quote before work starts, never added on install day.
Shoe molding or new baseboards
Floating LVP needs an expansion gap at the walls. If your baseboards stay, new shoe molding or quarter round covers the gap at $2.99 per linear foot, or $3.99/LF painted. If you are replacing baseboards anyway, tell us at the measure so the quote reflects it.
