Two neighborhoods, two different jobs
Mandarin is old Jacksonville: oak-canopied streets along the St. Johns River, homes from the 1960s through the 90s, wood floors and tile that have lived a life. St. Johns — Julington Creek, Durbin Crossing, the CR-210 corridor — is the opposite: new subdivisions where the builder carpeted half the house. One page covers both because the package is the same, but the measure looks for different things in each, and this page says so plainly.
What the package includes
- Waterproof LVP in the in-stock colors
- Installation, one room or a whole home
- Standard cleanup
Plus ($4.49/sq ft) adds new shoe molding and a moisture barrier. Premium (from $4.99/sq ft) uses a thicker plank. Under 500 sq ft, small rooms use the flat prices on the homepage, starting at $895. The full breakdown is on the Jacksonville LVP package page.
Quoted separately, in writing
Carpet and pad removal ($0.50/sq ft), tile or glued-floor removal (from $2.00/sq ft), dumpster ($400 when we haul debris), shoe molding or quarter round ($2.99/LF, included in Plus), floor leveling (from $75/bag), transitions ($35–45 each), stairs ($85–110/step), toilet reset ($99) and furniture moving ($50/room). Details are on the removal and floor preparation page.
St. Johns: finishing what the builder started
In the CR-210 subdivisions the pattern is consistent — hard floor on the main living level, carpet in the bedrooms and on the stairs. Replacing the carpet with waterproof LVP is usually a multi-part quote: the rooms at the package price, carpet removal at $0.50/sq ft, a $400 dumpster when we haul debris, and the stairs as a per-step line item ($85–110/step). At the measure we compare in-stock colors to the builder floor under your light; an exact match to a discontinued product is not guaranteed, and a close tone at a doorway transition is the honest standard.
Mandarin: river air, older slabs, real wood
Mandarin homes sit closer to the river and the water table. Slabs here get a moisture check at the measure, and the Plus tier's moisture barrier is frequently the right call. Older Mandarin homes also have genuine wood floors — when the wood is sound, we will say refinishing beats covering it. When it is cupped, stained or patched with three decades of different boards, LVP over a flattened, checked surface is the practical answer. Either way you hear it at the measure, not after signing.
Stairs, halls and the connected-floor look
The reason most of these projects start is visual: one continuous floor from the entry through the halls. Halls are part of the package area; stairs are the separate line item above; transitions between the new LVP and rooms that keep tile or wood run $35–45 each and are counted at the measure. The written quote shows the full map before install day.
