The Ponte Vedra–Nocatee flooring pattern
Two kinds of homes dominate here. In Ponte Vedra Beach: established luxury homes, many renovated more than once, where flooring is part of a bigger refresh. In Nocatee: newer master-planned construction where the builder floored the living areas and carpeted everything else. The jobs differ, but the request is the same — replace the carpet (or an aging floor) with waterproof LVP that connects the whole level. That is exactly the package this page prices.

Matching — or deliberately contrasting — a builder floor
Nocatee homes usually start this conversation: the builder's wood-look floor runs through the living areas and the bedrooms are carpet. Matching a discontinued builder plank exactly is unreliable, and we will not pretend otherwise at the measure. The two honest options are a close in-stock tone that blends at the doorway transition, or a deliberate contrast that makes the bedroom floor its own choice. We lay samples of the in-stock colors against your existing floor, in your light, before you pick.
Upstairs bedrooms and sound
Second-floor carpet swaps are the other Nocatee staple. Floating LVP over a wood subfloor carries more footfall sound than carpet did, which surprises some homeowners. At the measure we talk through underlayment expectations honestly: the Plus package adds a moisture barrier, and where sound matters most — a primary suite over the living room — that conversation decides the tier.
Coastal humidity, five minutes from the ocean
Ponte Vedra homes live with salt air and high humidity, and open lanais mean rain gets tracked in. A waterproof wear surface handles that better than carpet or laminate: spills and wet footprints stay on the surface. The planks acclimate inside your home before install day so they adjust to its temperature and humidity — skipping acclimation is how gaps start, and it is part of the written process, not an upsell.
Communities and scheduling
