St. Augustine homes are not one kind of floor job
St. Augustine mixes 1920s bungalows near the historic district, mid-century ranch homes, World Golf Village subdivisions and beach condos on Anastasia Island. Those houses sit on different foundations — raised wood subfloors in the older streets, concrete slab in the subdivisions — and floating LVP behaves differently on each. The free measure exists for exactly that: we check what is under your current floor before a written quote puts a package price on it.

Plus ($4.49/sq ft) adds new shoe molding and a moisture barrier. Premium (from $4.99/sq ft) uses a thicker plank. Raised wood subfloors: the St. Augustine difference
On a concrete slab, the checks are flatness and moisture. On a raised wood subfloor — common in Lincolnville, North City and the older streets west of the bayfront — the checks are different: flex underfoot, squeaks, and boards softened by old plumbing leaks. Floating plank over a flexing subfloor opens joints. If sections need repair before the floor goes down, the repair is itemized on the quote. Skipping that step is how cheap installs fail in old houses.
Rentals, beach homes and turn cleanings
St. Augustine has a deep bench of vacation rentals and second homes. Waterproof LVP suits them: guests track in sand and water, turn cleanings are fast damp mops, and the wear layer takes rolling luggage better than carpet does. For a rental, the practical questions are scheduling between stays and plank replacement down the road — click-lock floors let a damaged section be swapped without replacing the room. Tell us the property is a rental on the form and we plan the install window around your bookings.
Condos on Anastasia Island
Beach condos add one layer: the association. Many buildings require a sound-rated underlayment under hard-surface floors and restrict work hours. That is one reason the Plus package, with its moisture barrier and underlayment options confirmed at the measure, is the usual starting point for condo work. Bring the association's flooring rules to the measure and we confirm the package against them before anything is ordered.
