The typical Nocatee floor job
Most Nocatee homes are less than twenty years old, built by production builders across villages like Twenty Mile, Crosswater, Coastal Oaks, Tidewater, Seabrook Village, Kelly Pointe, Willowcove and the Del Webb Ponte Vedra community. The pattern repeats: a hard floor in the kitchen and great room, carpet in the bedrooms, on the stairs and across the bonus room. The carpet wears out long before the house does, and the request we hear is to replace it with a waterproof plank that ties the upstairs to the main floor.
Upstairs over wood subfloors
Downstairs in Nocatee is almost always a concrete slab; upstairs is a wood subfloor on joists. Floating LVP works on both, but the second floor needs a flatness check at the seams of the subfloor panels and a frank talk about footfall sound, because a hard floor carries more noise to the room below than carpet did. We look at it at the measure and tell you what the room needs before you sign anything.
Stairs and the bonus room
Carpeted stairs are the line item that surprises people. They are priced per step on the written quote, separate from the square-foot price, and the job can be split: bedrooms first, stairs later, so the budget stays where you want it.
Builder floors that are hard to match
The wood-look floor your builder put downstairs is usually a product line that has changed or been discontinued. We bring the in-stock colors to the measure and lay them next to your existing floor in your own light. Either a close tone blends at the doorway transition, or a deliberate contrast reads as a choice, and we will tell you plainly which one it is.

HOA and access
Nocatee villages have their own architectural review and gate or work-hour rules. Interior flooring usually does not need approval, but a dumpster in the driveway or work-hour windows can. Put your village name in the form and we plan the measure and install around it. Nearby: Ponte Vedra Beach, St. Johns and St. Augustine.
