Orange Park: ranch homes, slabs and worn-out carpet
Orange Park housing is heavy on 1970s and 80s brick ranch homes on concrete slabs, plus newer subdivisions toward Fleming Island. The flooring story is usually the same: original or second-generation carpet over the slab, sheet vinyl in the kitchen, and a homeowner who wants one hard floor through the living areas. The package on this page prices the new floor at $3.99/sq ft; carpet removal ($0.50/sq ft) and the dumpster ($400 when we haul) are listed separately, with the slab checks done at the free measure.

The slab conversation
Floating LVP is honest about what is under it: high spots rock, low spots flex, and both open joints over time. Older Clay County slabs often have a low corner or a crack line from settling. At the measure we run the flatness check and mark exactly where leveling is needed, if anywhere. It is priced per bag (from $75) on the written quote — a line item you can see, not a surprise on install day.
Old sheet vinyl and glued floors
Kitchens and laundry rooms in these homes often have sheet vinyl glued straight to the slab. If it is tight and smooth, a floating floor can sometimes go over it. If it is peeling or there are two layers, it comes up — glued-floor removal is from $2.00/sq ft (plus $400 dumpster when we haul) and is listed separately. The form's "existing floor" field exists so the measure is planned with the right expectations.
Living in the house during the install
Most Orange Park jobs are occupied homes, so the quote can phase the work room by room: living areas first, bedrooms after, or the reverse. Furniture moving is available at $50/room. Kids and pets are part of the planning conversation — the wear surface is waterproof and forgiving once it is down, and install days in each room are short compared to a tile job.
